Bathrooms Selection

We sticked with the standard in bathrooms as far as cabinet and benctop concerned. Only thing we upgraded is to have 3 drawers to vanity in lieu of standard cabinet.

Laundry Selection

EBH provides standard laundry tub but we wanted banchtop and cabinet to utilize laundry properly. We upgraded to additional base cabinetry and 39 square form benchtop consisting of hinged cupboards to suit drop in tub. Washer and  dryer will sit under the benchtop. We will install over head cabinet after handover as kitchen culture is ridiculously expensive.

Kitchen Selection

Kitchen was the only area where our all calculations went wrong. We spent around 11K kitchen upgrades.

1) Upgraded Kitchen laminex cabinet to Gloss Ployurethan finish (Dulux Bogart P14B5)
2) Floor mounted twin bin to undersink cabinet
3) Upgraded Tiled Splash back to Glass Splash back (Champagne Glitz)
4) Provide additional 1 door tall cabinet to LHS of the Niche next to fridge
5) Base Cabinet to RHS niche adjacent to tall cabinet
6) Provide a wall mounted microwave cabinet with 2 side hinged doors above to RHS niche
7) Provide 20mm stone benchtop to niche
8) Provide Glass splash back to niche  (Champagne Glitz)

Plumbing

We didnt spent much in the Plumbing and stick with the standard. We got the water filter and install towel ring/towel rail in the down stair powder room.

Colour Selection

We had our colour selection on 14th of May and colour consultant was very nice. We already had made our mind pretty much about every thing so we didnt have much problems. Here is our selection

Bricks: PGH Sorbetto off white mortat
Roof: Colorbond Dune
Gutter/Down Pipes/Facia: Woodland Grey
Window Frames: Woodland Grey
Garage Door: Steel Line Western Red Cedar
Front Entry Door: Eden Brae 4 panel Rose Veneer
Stain: Jarrah stain for front door , balcony timber posts and balcony hand rail
Driveway: Stencil - Gunmetal - Block Pattern


Our Floor Plans

We paid around 5500$ to increase the size of the First Floor bedrooms as we feel the rooms are bit smaller.

We choose following

1) Edenbrae Big Sale Event:

$1 Aircon - stick with the standard Actron Air con SRA 160, 16.4KW
$1 Colourbond roof
$1 Gourmet Chef's kitchen
$2000 for extra 2 square space

2) High Ceiling only Ground Floor
3) upgrade to AD2431 sliding door to Alfresco from Family
4) Sliding door to Ensuite/WIR, hinged door to understairs area
5) upgraded front entry door
6) Upgraded to semi frameless shower screens
7) Provide shower option to powder room down stair
8) Tiled Niche to powder room
9) hot/cold water and drain in Alfresco for BBQ or basin
10) External Gas point for BBQ

We thought a lot about the facade and Eden Brae have only few facades on display.We choose Cromer  facade as it has balcony and big front porch thats what we want.

Here our Journey Starts

Hi Everyone,

I thought to share my life time experience with others. Here is our short story how we are going so far.
We sold our old house in December 2011 and then move on rent. We didn't build house before so we are little bit scared but excited at the same time. This forum give us lot of courage. We bought a block of land in Beaumont Rise estate in Beaumont Hills and land was settled in March 2012. We visited so many builders and saw heaps of Display homes but we fall in love with Lincoln Gregory Hills thats the one we want it. We have 450 square meter block so Lincoln was the only who was giving us around 40 square house and 5 meter back yard as having 3 kids we need little back yard. We love the Lincoln floor lay out. Eden Brae was professional through out the whole process and we made few changes in the Lincoln floor lay out. First shocker was when Developer refused our floor plans due to front set back issue. According to the builder front porch is part of house so front set back should be 4.5 from the front porch. Eden Brae had to re draw everything and sent to Developer second time and you know what Developer again refused the plans due to front set back issue. We were little bit disappointed that Eden Brae should have picked this before. It waisted almost month and finally plans approved by Developer. Now the plans are in the council. Our start date is 31st of August no way we can meet this, lets see how long Council takes to release the permit.
