Settlement
Finally, we settled today yahooooooooooo after mamoth effort of 1.2 years. All
of the issues were sorted even painter was in my place till last minute. Tiles
have been delivered and tiler is coming tomorrow, wardobe guys coming next
Monday to install the pantry/wir/LP/builtin fitouts. We are moving on Saturday,

Final PCI
We
just came back after the inspection , we have signed off the PCI items list and
settling on Monday, still few small jobs need to be completed , its me and
between SS and these issues going to fix tomorrow so I hope these will be fixed
before Monday. I didn't want delay as have already lined up tiler,tiles,wardobes
on Monday. I trust SS so he fix small issues.
Fixed Issues:
1) Down pipes fixed
2) Nawkaw fixed brick chips but they forgot to fix the balcony area, coming tomorrow to fix this
3) Brick Capping
4) All paint touch ups
5) Fixed mortar inconsistencies
6) Balcony handrail replaced
Pending Issues:
1) Clean the mortar work
2) Fix the Garage slab chips
3) Stairs paint , one tread has lot of scratches
4) Alfresco stacker door still has small dent
Overall I am excited lot of issues are fixed and few small issues are still there.

PCI
We had PCI on 27th, all went ok and I am so much relieved. We didn't have much issues inside only paint touch ups, garage slab chips and few more but having few outside issues
1) Bricks Chipping PGH coming next week do Nawkaw
2) Downpipe , SS confirmed this will be fixed.
3) Mortor issues will be fixed
4) Brick capping, SS advised me to escalate with the management. I escalated to the Management and it sorted out in 15 min and got call from SS, brick capping will be installed next week.
So, all my problems resolved and very happy. Hopefully we are settling on 12th of April. We are doing our own flooring after handover , SS was so nice to delay the electric appliances delivery for 1 week unless the flooring done. Thank you Edenbrae.

Update
We had Tyrells and Howard inspection this week, somehow my SS didnt want to forward the Tyrell's report to me even I requested couple of times but he told I will get at the settlement which is bit strange. Howard Inspection report had lot of small issues which need to be fixed, the main issue we are having is capping the exposed brick face.
One side of my facade have no roof on it and top of the brick headers are exposed to the weather. After heavy rains, it appears to be a soaking of moisture sucking down from the top of the header course of the front brick wall. If the tops of exposed bricks are not sealed or flashed appropriately, moisture builds up and soaks downwards making the brick face extremely wet. This will then cause Efflorecense attack and when dry the brick face will appear white looking in areas.
According to EB, it is not an issue but Howard Independent Inspector reckons it is defect and EB have to fix and he has already mentioned in his report. I had chat with my SS but he still not convinced but he said leave it with me. Interestingly another home have same facade as mine and his facade top brick headers are covered with the metal but my SS say he doesn't care house other house is built.

We had PCI inspection tomorrow but SS cancel it he has to fix all the issues before we go, so now we expect PCI next week sometime, it has been month not really anything happening except the driveway and inspections.
